Koa Niseko resort residential development is ZOO design group's first project under construction after the company's commencement in 2018.  The first phase of the luxury villa development comprises of 20 resort residential villas influenced by Japanese and Scandinavian contemporary design.  In 2021, Koa Niseko was awarded the prestigious International Property Award for architectural design.

Inspired by the Danish concept of Hygge in creating experiential moments and feelings, the concept provided the design baseline from the initial master plan to finished interior furnishings and accessories.  Each villa and duplex was conscientiously sited  with considerations for views, natural lighting and snow effects.  A high attention to detail and craftsmanship was the theme of the entire project with thoughtful design execution for areas such as architectural massing, material finishes for harmony and balance, joint details, window sizes, framing details and exterior lighting.
